Our team has personal experience in remodeling and selling fixer properties and helping our clients select the perfect property to make good profits in a short amount of time. There are many factors that need to be considered when selecting the right investment. First areas are selected and we begin searching for the right deal. We pull comparable properties within 1/2 mile or less of the subject property and consider what’s happening in the current market. Additionally, we would pull comparable properties of what the value of the property would be once all of the work has been done to see if there is a good profit margin.
During the escrow period, we would help you get all of the necessary inspections and make sure all of the systems of the property, for example, roof, sewer line, plumbing, electrical, foundation, chimney etc were all inspected thoroughly. We would also help you receive accurate estimates on everything the property would need, including floors, kitchen and bath remodeling and more.
We have spreadsheets that help you to determine all of the costs involved, including holding costs and re-listing the property costs, etc.
